Finding the right place to stay on Topsail Island comes down to a few questions: Do you want oceanfront or soundside? A full house for the family or a smaller condo for a couple? Pet-friendly or adults-only peace and quiet? This guide breaks down the options so you can book with confidence.

Vacation Rental Companies

Most visitors to Topsail Island stay in vacation rental houses or condos booked through local rental management companies. These companies manage hundreds of properties across the island and handle everything from key pickup to maintenance. Booking through a local company is generally more reliable than VRBO or Airbnb because you get a local team on the ground if anything goes wrong.

Ward Realty - 4.0 stars

Ward Realty is one of the established vacation rental companies on Topsail Island, managing properties across Surf City, Topsail Beach, and North Topsail Beach. They have been around for decades and offer a solid mix of oceanfront houses, soundside cottages, and mid-island condos at various price points.

Access Realty - 3.8 stars

Access Realty manages another large portfolio of rental properties on the island. Their website lets you filter by pet-friendly, oceanfront, pool, number of bedrooms, and other features, which makes it easy to narrow down exactly what you need.

Other rental companies in the area include Treasure Realty, Topsail Realty, and several smaller independent managers. Each has different inventory, so it is worth checking multiple companies to compare properties and prices.

Rentals by Owner

Some property owners on Topsail Island rent directly through platforms like VRBO, Airbnb, and their own websites. The advantage of renting by owner is that you sometimes get a better rate because there is no management company fee. The tradeoff is that you lose the on-the-ground support team, so if the AC breaks at 2 AM, you are calling the owner directly.

If you go the by-owner route, read the reviews carefully and communicate with the owner before booking. Ask about check-in procedures, parking, and who to call for maintenance issues. Most owner-managed rentals on Topsail are well-maintained because the owners either live on the island or visit frequently.

Pet-Friendly Rentals

Topsail Island is one of the more dog-friendly beach destinations on the North Carolina coast. Many rental properties allow pets, though most charge a pet fee ranging from $100 to $300 per stay. Some properties have breed or size restrictions, so check the fine print before booking.

Good to know: Dogs are allowed on Topsail Island beaches year-round, but they must be on a leash. Surf City enforces the leash law, so bring a long lead and plenty of waste bags.

Filter for pet-friendly properties on any of the major rental company websites. Ward Realty and Access Realty both have dedicated pet-friendly search filters. Book early for peak summer weeks — pet-friendly oceanfront homes are the first to sell out.

Oceanfront vs. Soundside

Oceanfront properties put you steps from the beach with sunrise views over the Atlantic. They command a premium — often 30 to 50 percent more than comparable soundside properties — but the convenience of walking out your door and onto the sand is hard to beat, especially with kids.

Soundside properties face the Intracoastal Waterway and tend to be quieter, more affordable, and better for kayaking, paddleboarding, and watching sunsets. Some soundside homes come with private docks, which is a plus if you are bringing a boat or want to fish the ICW from your backyard.

Mid-island homes that are neither oceanfront nor soundside are the most budget-friendly option. You will need to walk or drive a few minutes to the beach, but the savings can be substantial, especially during peak season.

Hotels and Motels

Bed & Breakfast at Mallard Bay - 5 stars

Topsail Island does not have large chain hotels. The lodging options are mostly small motels, inns, and bed-and-breakfasts, which adds to the island's low-key charm. The Jolly Roger Oceanfront Inn in Topsail Beach is one of the best-known, sitting right on the pier. Bed and Breakfast at Mallard Bay offers a more intimate, upscale experience.

Guest House Topsail - 4.9 stars

For budget-friendly motel stays, check the options along NC-210 in Surf City. If you need a full-service hotel with a pool and amenities, the nearest options are in Hampstead or along the US-17 corridor, about 15 to 20 minutes from the island.

Best Towns to Stay In

Surf City is the most popular choice for first-time visitors. It is the commercial center of the island with the most restaurants, shops, and the iconic Surf City Ocean Pier. Families with kids who want walkable dining and entertainment should start here.

Topsail Beach at the southern end of the island is quieter and more residential. It attracts repeat visitors and families who prefer a slower pace. The beach is less crowded, and the Jolly Roger Pier offers a more laid-back fishing scene.

North Topsail Beach is the most remote and undeveloped section. Miles of open beach, fewer people, and larger rental homes make it ideal for big family reunions and groups that want space and privacy.

Hampstead is technically on the mainland but just minutes from the island via the bridge. Staying in Hampstead gives you access to more dining and grocery options while keeping Topsail Island beaches within a short drive.
